Irongate Industrial is a developer and owner of real estate in the Western Pennsylvania marketplace. We maintain multiple asset classes, each with their own set of criteria for hold periods and investment returns, and, from time to time, we will dispose of an asset. For example, if we have met our internal return metrics and are nearing our initially underwritten holding timeframe, we will sell. If we develop an asset for a single tenant end-user, whether under an original build-to-suit relationship or a speculative building with a lease deal after, a transaction may occur to sell the property to the tenant or an investor. Finally, if we have deemed that certain land does not fit into our future development strategy, we will subdivide and dispose.
Dispositions can be a nuanced and fluid situation for all real estate owners and operators, and it is no different with Irongate.
