As a company, Irongate Industrial takes pride in our ability to identify properties that fit our investment criteria quickly and efficiently. When the appropriate information is available for a potential acquisition, our internal processes typically allow for a two-week turnaround time from initial conversation to Letter of Intent (LOI) submission, barring any extenuating circumstances.

The LOI that Irongate will submit will be one that is based on comprehensive research, internal discussions, financial understanding and an overall comfort level that will lead to a path to execution. We have decades of experience and a strong track record of purchases to illustrate our ability to submit an LOI, maintain our terms, and close the transaction.

At this time, Irongate is interested in the following property types:

Warehouse

Acquisition Target Price: $1MM - $15MM

Acreage: Minimum 5 acres

Square Footage: 25,000 sf - 200,000 sf

Tenancy: Will entertain single tenant and multi-tenant existing structures. Prefer 50% occupancy or greater. Vacant properties will be evaluated on a case-by-case basis

Environmental Issues: If issues are present as demonstrated by a Phase 1 Environmental Assessment, we will evaluate on a case-by-case basis.

Location: Western Pennsylvania

Land

Acquisition Target Price: $250,000 - $2,000,000

Acreage: Minimum 5 acres

Survey: Preferred

Environmental Issues: If issues are present as demonstrated by a Phase 1 Environmental Assessment, we will evaluate on a case-by-case basis.

Locations: Western Pennsylvania

Small Flex/Distribution /Transportation Depot

Acquisition Target Price: $500,000 - $3,000,000

Acreage: Minimum 3 acres

Square Footage: 5,000 sf - 25,000 sf

Tenancy: Will entertain single tenant and multi-tenant existing structures. Prefer 50% occupancy or greater. Vacant properties will be evaluated on a case-by-case basis

Environmental Issues: If issues are present as demonstrated by a Phase 1 Environmental Assessment, we will evaluate on a case-by-case basis.

Location(s): Western Pennsylvania

1031 Exchange

At various times, Irongate will engage in dispositions that result in a need for a 1031 Exchange. The above criteria is a barometer of our current investment strategy.
